		<description><![CDATA[Split level house renovations bring both unique opportunities and unique challenges. The first step in evaluating the opportunities and challenges is understanding what type of split level you plan to renovate. There are essentially five types of split level house designs:

1. Split Foyer or Bi-Level - Composed of two levels, with the entry on a level midway between the two floors. A short flight of stairs (usually 4-8) goes up and another short flight of stairs goes down. If the lower level of the house is built level with the ground, there will be stairs to the entrance. The lower level may be at least partly below ground level.

2. Split Level - This type has either three or four levels and two or three short sets of stairs. The entrance is usually on a middle level and opens directly into a formal living room.

3. Stacked Split Level - The stacked type has five or more levels with four or five short sets of stairs. The entry is on a middle floor, usually opening to a foyer with stairs going both up and down. The name is derived from the fact that additional bedrooms are "stacked" on top of the second living area. Many townhouses are of this type.

4. Split Entry - The entry to this type of house is between floors and is usually located in an entry area off the main house. Like the split foyer, steps lead both up and down from the entry.

5. Raised Ranch - This type of split level has two levels with a full flight of stairs and the entry into the lower floor. The living area is generally on the top floor, accessible by a staircase close to the entry.

Split Level Homes were very popular in the 1950s, particularly in the East and the Midwest. The house design is an adaptation that works well in construction of a house on uneven property. The house can be built into the side of a hill or slope very easily. These homes were designed to separate living areas from sleeping areas and to provide formal and informal living areas. They offer more privacy and quiet. Disadvantages include uneven heating and cooling and many stairs. The heating and cooling challenge can be met by installing a zoned system. The number of stairs can be a particular challenge for the elderly and disabled. The challenge can, however, be met by installing a glide chair.

Other limitations of the type of design include a lower level laundry room, no main level bathroom, shared bathroom on the upper floor with the bedrooms, and a lack of openness in the living area (particularly as compared to many contemporary designs).

Remodeling challenges specific to Split Level Homes are:

o Great care must be exercised in opening up the formal living area regarding weight-bearing walls

o Many split levels have small rooms

o The steps between levels cannot be removed

o It is difficult to create a defined entry area

o Moving the location of the kitchen makes this type of renovation expensive

o It can be difficult to add a level to some types of split levels without losing balance and external appeal

Most of these challenges can be overcome with creative thinking, careful planning, and detailed attention to the design. For the most part, it is best to accept and work with the basic floor plan and modify access, flow between rooms, and a feeling of openness. It is also usually a bad idea to try to add another floor to a split level or to add on to the length of the existing house.

		<description><![CDATA[Traditionally, washers and dryers were located in the basement. This is a little like storing garden tools in the attic. The dominant thinking today is to have the laundry room closer to the bedrooms.

This is easier than it used to be because homes are generally more spacious, and because there are more choices of appliance models which might fit into closets and other tight spaces.

Whenever you're remodeling laundry rooms, the first challenge is finding the most likely spot to put the laundry room. Almost certainly, some changes will have to be made to walls.

Full sized washers and dryers are 4 or 5 inches deeper than most closets. Think about what's on the other side of the closet and what happens if you break through the wall.

You could look at compact machines, but they won't handle the work load if you have a family. There are a few stackable models with large capacity. These will work in a narrow space. Of course, in an ideal arrangement, you also would have a sink and space to store the laundry.

If you're working in a closet, you'll need a minimum of 5'-6" wall to wall, and a clear door opening of 5 feet. The inside depth of the closet needs to be 30". A room (even if it's no bigger than a walk-in closet) would be much better.

That will give you space for an ironing board, and possibly a linen closet (or at least some shelves). If the room exists, remember to check the door width when remodeling laundry rooms, to make sure that the appliances can fit through the opening.

Both appliances in your new laundry room need there own dedicated electrical circuits. Manufacturers' booklets will give you the information about the voltage and other technical data. A gas dryer will need a new gas line. The washing machine will also need both hot and cold water lines connected to it.

This could be a big deal, depending on where the closest water lines are. You will have to open a wall to access the pipes, and you might need several holes before you can tap into an existing line. Consider this when remodeling laundry rooms and deciding on a location.

Let's not forget about the drain. The washer has to tap into a drain in order to insure that you won't have any future leaks. Have you ever seen a washing machine that hasn't overflowed occasionally?

This will mean cutting into the floor. It's not too big a project in a ranch house with a full basement, but if you're putting a drain on the 2nd floor of the house, it's more complex (aka expensive).

A floor pan to catch the water and direct it into the drain is a cheap and good idea. Dryer vents should go outside, either through the roof, or through the side wall of the house. Never vent into the attic.

If you're remodeling laundry room on the 2nd floor, I recommend using high quality hoses. They're more durable than the standard hoses, and many come with guarantees. They're a little more expensive initially, but they will give you peace of mind.

Laundry Room Cabinets

Hopefully, you have more than a closet-sized space for your laundry room. If you have a decent sized room (minimum of 8 by 10), or if you're renovating an existing laundry area, try to include some laundry room cabinets.

They will make your laundry room more useful and better organized, making your laundering chore a lot easier (if you follow these suggestions).

Have 7-foot tall cabinets (any taller and you can't reach the top shelf easily) on either side of the washer/dryer, and wall-hung cabinets above them.

In one of the tall cabinets (in addition to storage space) you should have a swing-out hanging rack, and a flip-up working table. In the other tower, include a hamper, a sink &#38; faucet, and you can include a fold-out ironing board if you don't have the space for a free-standing one.

It's a common complaint among city-dwellers that the walls and floors separating one apartment from another allow sounds from one side to pass too easily through to the other.

Loss of acoustical privacy hasn't been a grievance in the suburbs until recently; as land prices increase, lots are getting smaller and houses are getting closer together.  Houses are also getting closer to the street and its associated noise pollution.  And attached condominiums are being built at a rapid pace - your next-door neighbor may be just on the other side of the wall.

It's more critical now because so many of us have powerful multi-media centers in our homes, and we like to enjoy our movies with the sound turned up high.

The closer you live to your neighbor, the greater the opportunities for a loss of acoustical privacy.  How can you keep the sounds of your daily life from bothering your neighbors and theirs from bothering you?

Hear Ye, Hear Ye...

  Sound is transmitted from its source to the ear by waves traveling through the air.  The volume of the sound when it reaches you is affected by the distance from the source and the presence of obstacles between the source and the ear.

It's those obstacles we're concerned about - how can we make them stop the sound waves?

Some materials are better at attenuating sound energy than others; generally the thicker or more massive the material the more sound energy it absorbs.  But placing big, thick, heavy materials between living units can be impractical and expensive, especially if you're remodeling an existing home.

Fortunately there are some easy and inexpensive ways to build good "soundproof" walls and floors and to greatly improve the sound characteristics of existing construction.

Air Lines

When a sound is created on one side of a wall or floor, the energy causes the building materials to vibrate; if that material is a thin, flexible material such as drywall or wood flooring, it picks up the vibration and easily transmits it to the next material in the assembly.

If the next material is air - in a hollow wall or floor assembly for example - then air vibrates, continuing the transfer of energy to the next material.  Much of that sound energy can be stopped simply by filling the air space with insulation such as fiberglass batts or cellulose.  The "loose" nature of insulation doesn't transfer energy well and does a very good job of reducing the volume.

Small openings in walls are a big source of sound transfer.  Light switches and electrical outlets are installed in cutouts in the drywall and are often aligned directly across from each other.  When the electrical boxes are installed, there's no room for sound insulation.  The solution is to move one of the switches or outlets so that they're not aligned and allow room for insulation behind them.  It's a small detail that can help a great deal.

To reduce the sound leakage even more, caulk the electrical boxes to the drywall to eliminate any air passages from the outside to the inside of the wall.  On exterior walls the same concepts apply - insulate and seal all small openings to reduce noise.

Good Vibrations

But blocking air space is only part of the solution.  When building materials touch each other they vibrate and transfer sound energy very effectively.  There are some specialized materials and a few basic techniques you can use to separate building materials from each other that work in new construction and remodeling.

An acoustic mat is a thin pad that can be rolled out on the floor like carpet padding.  It's placed under a wood floor or under carpeting and helps separate the building materials from each other.  Some types of acoustic mats can be installed in walls under the drywall.  Either way, an acoustic mat "breaks the connection" between building materials and helps reduce sound transfer.

In new construction and remodeling, a common technique is the use of stand-off clips, metal strips that attach to wood framing.  The drywall is then attached to the strips instead of the wood; as sound energy causes the drywall to vibrate, the clips absorb the energy before it is transferred to the framing.

An even more effective but somewhat more expensive solution is a staggered-stud wall.  In this framing technique, two parallel walls are built with offset studs; the walls "nest" into each other without touching, and the interior finish is only attached to one side of each wall.  This completely separates the materials and is very effective when combined with sound insulation.

Quiet As A House

  Although there are many high-tech sound insulation products on the market, they're not always needed to significantly quiet a home.  Simple and inexpensive techniques can eliminate most unwanted sound from adjacent living units, next-door neighbors, and noisy streets.]]></description>

		<description><![CDATA[When starting a kitchen remodeling project, it is recommended that you do it in not only a kitchen, but your kitchen and also during the daylight hours but not during a catastrophic event like a tornado or hurricane. Okay, I know. Enough of the dry humor.

The point is, though, you must thoroughly plan each phase of a kitchen remodeling project. Dry heads just cannot undertake this most creative and value-affecting home improvement project. Some might suggest creating your main remodeling idea by holing yourself up in a pub for at least a night, at the end of which you may have many kitchen remodel plans or ideas for dry rot removal or reinventing the wheel.

You may also have a deep archive of horror stories from others attempting kitchen remodeling projects. Don't let that scare you off, though. There have also been many successful DIY kitchen renovation projects. Okay, maybe getting your ideas from those enjoying a cold one at your local pub is not the best source of remodel information, but it can be a nice break from the demands of such a large DIY project.

For any kitchen remodel or dry rot removal, there are tools you will definitely need to accomplish the job. Here's a brief list:

Your neighbor of friend's tools;  
A lot of tarp;  
Plenty of beer;  
A radio or television for sound effects;  
A telephone to call the ambulance; and 
At least ten friends who promise to help but do not show up.

Then, spread your plans out for easy review, open up a cold beer to get you thought process started, say "uh-huh" often and decide that the best way to research the projects is by watching a week full of Telly. This is a matchless opportunity for a new look and new feel to your home.

The best time to undertake any kitchen remodeling or dry rot removal project is after some type of natural catastrophe, since you really do not have much of a choice at that point. Be sure you have the proper flood or fire insurance, though, to help pay for the project. If the catastrophe was very large, you may qualify for some type of government assistance like a grant, for instance. Do not spend too much time grieving over the destroyed house, particularly the kitchen. If you were considering remodeling some part of your house anyways, this is a good time to do it. Think on the positive side. You will not need to mop the floors or clean the oven for quite sometime now. So, round up your friends and family. Head off the pub or whatever is left and start planning your remodeling project. Or, just have a good time. At least you're not a writer stuck writing an article about kitchen remodeling humor.]]></description>

When a homeowner works with a designer on their kitchen remodeling project, their designer will have them thinking outside of the box, literally because a kitchen island doesn't have to just be your usual island shaped like a box. A kitchen island can have different ranges of style and function, and your designer will work with you, and help you utilize your available kitchen space.

Many designers will tell you that there are no fast or hard rules when it comes to the actual design of an island, but there are some basics that they do follow and will advise the homeowner about. The designer will advise the homeowner where work surfaces for the island should be placed, in relation to existing appliances such as a stove and refrigerator. Designers know that working aisles should be about 42 to 48 in. in order to accommodate one or two cooks working in the kitchen at the same time. Most designers also recommend that the island's working surface area should be at least 36 in. so that both cooks have more than enough work space without actually bumping into one another while actually working together on the island's surface.

The design of your kitchen island is going to depend on the layout of your floor plan. In an older home more than likely, you will find a closed floor plan. This type of floor plan dictates the use of what is termed the workhorse configuration. This type of island configuration is basically the four sided box that we mentioned earlier. For homes with an open floor plan, the designer and the homeowner have more selections of designs to choose from because they have the ability to use angular designs including L, Y, U or V shapes. These shapes function as walls, but they do not totally block off the kitchen from say the dining room or a smaller adjacent kitchen area.

The homeowner should realize that the larger the actual island is, the more functional it will be. The island can be more than just a prep surface for cooking meals. It can also be a smaller eating area, separate from the main kitchen or dining area. It can also hold a small TV and compact DVD player. Your kitchen island can be as unique as you are, with special moldings, brass accents, and special pulls and footings, creating a unique look and feel that reflects you and your personal style and taste. And this can be accomplished no matter how large or small your island happens to be.

The best thing about having a kitchen island installed is that it can be a relatively inexpensive project, depending on its size and scope, it is possible to bring in this sort of kitchen remodeling project for under $700 for a basic bare bones island, but when you start to add things such as a sink and other accents the cost can rise significantly.]]></description>

Porches are often framed by substantial columns, often square or tapered and extending all the way to the ground. Because these front porch features exemplify the craftsman style, preserving the porch on your home to its original look to the extent possible is a great way to preserve your home's craftsman style.

Visible brackets supporting the roof on the exterior of a home are exemplary of the craftsman style, as are exposed rafters, which were sometimes only installed for decorative purposes. Such touches should be preserved if possible to maintain the craftsman feel of a home. Some homeowners choose to add these details where they did not exist before to give their homes the classic craftsman look.

The windows of craftsman style homes are often grouped together in horizontal sets to allow sunlight to enter the home. Windows typically have noticeable frames and may be double-hung or fixed, with some homes adorned with a stained glass window. You may be faced with the decision to either refurbish existing windows, or to replace them with energy efficient new ones. When replacing windows, there is no one specific type that must be used in order to maintain the style of the home, though selecting windows with a similar look to those being replaced is a straightforward way to preserve the original look of the home. Some homeowners choose to install a stained glass window for added charm that is consistent with the craftsman style.

Like windows, the siding material used on your home does not have to be one specific type. Some common siding materials used on craftsman style homes are horizontal wood boards and wood shingles or shakes. Stucco and stone are also commonly used, with many homes having more than one of these surfaces on the exterior.

Because original craftsman homes were designed for simplicity, they are typically smaller than many homeowners prefer today. Adding additional square footage onto an older home has become a common renovation project. For projects involving an addition to a craftsman style home, care should be taken to make the addition blend as seamlessly as possible with the original home. Matching siding, roofing and windows without sacrificing craftsman features such as a front porch or sleeping porch will give the home a cohesive, craftsman style appearance.]]></description>

By hiring a professional designer and contractor that has experience in deck building, the family will be left with a lovely new addition to the home which will provide for the future enjoyment of the family for years to come.

A large bonus will be the memories that can be relived and cherished when the bride and groom celebrate anniversaries with friends and family. If that isn't incentive enough to build a new deck or remodel an existing one, then a homeowner always has the Superbowl parties and cookouts which need a fitting location.]]></description>

This can be relatively easy to achieve providing you have the right house to work with. Obviously, you are not going to be able to make the outside of a two or three storey town house look ranch style but most bungalows, cottages and spanish style houses could be adapted.

Similarly, if you are looking to remodel your ranch style home into a different style, this is also possible within reason.

Ranch style houses do not need to be single storey. If you have two levels or you want more space you might want to consider a raised ranch style on split levels. These are less attractive than the single storey homes, but certainly more practical if you have limited ground floor space for expansion.

When the cost of converting your house externally is too much even for your dream style home, consider remodeling just the inside of the house. Remove some of the internal walls that are not structural (i.e. holding up the house), replace floors with genuine or mock oak flooring and expose the beams of your house if you have them (it is even possible to have fake beams put into your home). Keep the interior simple and open plan and decorate accordingly.

Creating your dream ranch style home need not be cost prohibitive, but there may be areas where you will have to be more creative with the design, structure and materials you already have.]]></description>
